Like the adjustable rate mortgage, the initial period of the mortgage is repaid with a fixed interest rate in monthly payments. However, unlike the adjustable rate mortgage, when this initial period is over, the balloon mortgage ends with a lump sum payment for the remainder of the mortgage balance. The borrower then either refinances or sells the home. This mortgage plan provides payment stability for the initial period and is suited to those who plan to move after this period or who do not mind refinancing.
